Rental Contract

1.) CHECK-IN TIME IS AFTER 3 P.M. AND CHECK-OUT IS 11 A.M.    Late check outs may be charged $48.00. (Early Check-ins may be possible)

2.)
NON-SMOKING unit and deck

3.)  We will not rent to
vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. (no exceptions)

4.) 
DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $188.00 is
required. This and half of one night must be received within four (4) days of booking the
reservation. The deposit automatically converts to a security/damage deposit
upon arrival.
refundable within (14) days of departure, provided the following provisions
are met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. The garbage is placed in dumpster, dishes are placed in the dishwasher and started. One load of towels is
started would be appreciated but not required.
d. Please put the keys back in the "lock box" and secure the unit. 
e. All charges accrued during the stay are paid prior to departure. There is no telephone in the home.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out.
h. Returned if the renter is not evicted by the owner (or representative of the owner),
the local law enforcement, the security company employed by my wife and me.


5.)
PAYMENT $448.00 a night - (Holidays are $498/night) An advance payment equal to 50% of the rental rate is required
60 days before arrival. The advance payment will be applied toward the room
rent. Please make payments in the form of  money
orders, cashiers checks or personal checks. The advance
payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14)
days before your arrival date (if renting more than 7 nights: balance of rent is due 30 days prior) 
There is a Linen/Cleaning fee of $128.00.


6.)
CANCELLATIONS - A 28 day notice is required for cancellation.
Cancellations that are made more than 28 days prior to the arrival
date will incur no penalty. Cancellations or changes that result in a
shortened stay, that are made within 28 days of the arrival date, forfeit
the full advance payment and damage/reservation deposit. Cancellation or
early departure does not warrant any refund of rent or deposit.  (If we can rent to someone else we will offer a refund)


7.)
MAXIMUM OCCUPANCY- The maximum number of guests in our private home is
limited to
4 adults or 2 adults/2 children. No exceptions.  My brother lives above the unit if you need immediate help with anything and our rental manager lives in the building.
 
THIS PROPERTY REQUIRES A TWO NIGHT MINIMUM STAY.  (5 night minimum for holiday periods) 

 

Last minute rentals may be an exception for a 1 night stay.

8.) Longer
minimum stays may be required during holiday periods. If a rental
is taken for less than two nights, the guest will be charged the two-night
rate. (exceptions made)


9.)
NO DAILY MAID SERVICE - While linens and bath towels are included in the
unit, daily maid service is not included in the rental rate however is
available at an additional rate. We suggest you bring beach towels. We do
not permit towels or linens to be taken from the units.

10.)
RATE CHANGES - Rates subject to change without notice if no confirmation is made with funds.  

11.)
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.

12.)
WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved in writing in advance.

13.)
PARKING FOR 1 VEHICLE- (lower unit has 2 parking spots)
 

14.) My brother or his wife will greet you on check in and check out.  (they live in the building)

 

To Reserve the unit:

1.) Damage/reservation deposit of $188.00
 

2.) Half of one night stay to hold the unit.

 

3.) Unit is not reserved until the deposit is received and confirmed.
